This case study explores how we structured a bespoke mortgage based on net profit for a high-net-worth client, an owner of a private equity business with foreign and complex self-employed income, enabling him to purchase a beautiful new family home valued at £2,500,000.

The Client’s Ambition

Our client, a seasoned entrepreneur leading a private equity group, approached us with a clear goal: to purchase a new home worth £2.5 million. While he had £1.5 million available in savings, his priority was to maintain liquidity and flexibility.
To support this, he sought a strategic mortgage solution – an interest-only mortgage of £1,625,000 at 65% loan-to-value (LTV). This structure would keep monthly repayments manageable, aligning perfectly with the variable nature of his income streams.

The Challenge

This case was far from straightforward. The client’s income originated from multiple layers of business interests and international holdings. He held less than 25% shareholding across more than ten subsidiary companies under his private equity umbrella. Additional income came from a 6% shareholding in a European family business, generating profits in euros.
The challenge for many lenders lies in how they interpret this kind of income, often excluding minority share profits or treating them as dividend income, which can significantly restrict affordability. Furthermore, the foreign currency element added complexity, as lenders typically apply conservative adjustments to account for fluctuations in exchange rates.

Our Approach

Having already approached a private bank with limited success, the client turned to Private Finance for a more creative and structured solution. We immediately recognised that the key to success would be in carefully positioning the client’s earnings and providing clear, substantiated financial evidence of his net profit distribution and its sustainability.
Instead of defaulting to another private bank, we engaged with a high-street lender whose underwriters had extensive experience working with complex and entrepreneurial income portfolios. Through transparent discussions, detailed documentation and a comprehensive financial analysis, we demonstrated that the client’s share of profits from his business interests represented genuine, ongoing income.
Crucially, we negotiated for the lender to recognise these profits in full, only applying a modest 10% haircut to account for currency exposure. This pragmatic approach provided the balance of flexibility and security that both the lender and client needed.

The Outcome

The result was a competitive five-year fixed rate mortgage at 65% LTV, precisely in line with the client’s goals. This approach not only safeguarded his liquidity but also generated a substantial saving of over £65,000 over the initial five-year period when compared with the earlier private bank offer.
By building a mortgage solution focused on net profit rather than rigid salary structures, the client was able to leverage his entrepreneurial success and complex income sources effectively — turning financial complexity into opportunity.
